Scope and definitions
What counts as an Extra Low Voltage (ELV) system?
ELV covers the low-energy electronic systems inside a building rather than its power distribution: structured cabling, data and Wi-Fi networks, IP and analog CCTV, door access and attendance, fire detection and alarm, IP or hybrid PBX and intercom, public address and pipe music, car park management, barrier gates and turnstiles, and building management interfaces. LV covers power — panel boards, UPS, LED lighting, generator and ATS cabling, lightning and surge protection. EEE designs and installs both.
Is structured cabling just installing copper or fibre cable?
No. It goes beyond the mere installation of copper or fiber cables; it entails a meticulous engineering process to establish the most suitable physical infrastructure connecting multiple devices and services. We work with renowned passive cabling solutions and adhere to standardized testing procedures — from small offices to hundreds of data, voice and Wi-Fi points for enterprise networks.
Can one contractor handle every ancillary service in a building?
Yes. Modern high-rise apartments, hotels, villas and commercial buildings now integrate electronic security support systems, entertainment offerings and infrastructure management systems into a unified platform. Our competencies are more than sufficient to oversee the entire bundled solution, from design to implementation, all under a single point of contact.
Designing a system
How many CCTV cameras does my site actually need?
The number follows the scenes you must be able to prove, not a price list. We have delivered residential systems of 4 to 16 cameras and large-scale IP deployments of 125, 162 and 186 cameras. Past roughly 30 cameras it becomes a network and storage design question — switch capacity, PoE budget, fibre backbone and retention period have to be engineered together.
What is the difference between controller-based and standalone access control?
A controller-based system centralises decisions, logs and rules across many doors and integrates with attendance and visitor management. Standalone biometric or RFID readers decide at the door and suit small sites or a single sensitive room. Our electronic engineers design and implement both architectures, with experience across world-leading brands.
Do you work on analog phone systems or only IP?
Both. We cater to analog and IP-based communication needs. The full potential of IP solutions can be harnessed through the implementation of structured cabling, PoE L2 infrastructure, and a commitment to professional installation practices.
What does a professional car park management system include?
Facility operators require solutions grounded in modern electronic and software engineering principles rather than manpower: tolling capabilities, free space visualization and optimized routing. We deliver barrier gates, tolling counters, LED displays, parking sensors and all the requisite software materials as one complete solution.
Compliance, power and upkeep
Do I need a fire alarm system for a building in Sri Lanka?
Fire alarm systems have become indispensable in contemporary building infrastructure and are poised to be mandated as a regulatory requirement for all construction projects in the near future. EEE is well-prepared to offer professional guidance and solutions to navigate these evolving safety mandates, with delivered systems at chemical stores, water supply projects, pumping stations and cultural buildings.
Do you handle electrical power work as well as electronics?
Yes — power system installations, UPS solutions, LV panel board designs, LED lighting implementations and lightning or surge protective solutions. Our in-house electrical engineers work in conjunction with recognized chartered engineering professionals. Delivered scopes include a 630A ATS panel with generator cabling, a BESS connection to the CEB grid substation and an LV distribution power audit.
What happens after handover — do you maintain the system?
All systems, whether Extra Low Voltage or Low Voltage, are not merely products but service-oriented entities. These systems necessitate constant and diligent care to ensure their optimal performance. We provide preventive maintenance services and hold ongoing service level agreements for CCTV systems at sites including Altair Residencies, Astoria Towers and The Elements.

Will you recommend the cheapest product?
We design to align with both your performance requirements and budgetary considerations, and we are dedicated to educating clients about the most suitable product brands and solution topologies. We steadfastly refrain from disseminating inaccurate information to our clients, with our focus firmly set on achieving sales success through transparency and integrity.
Can you work as a subcontractor to a main contractor or consultant?
Yes. We have executed ELV and LV packages under main contractors and developers including Canwill Holdings at Grand Hyatt Colombo, Access Engineering and Access Foresight Engineering, Ceylex Engineering for a CEB substation augmentation, Saw Engineering and Access Logistics.
What information do you need to quote a project?
Drawings if they exist, the site address, the systems in scope and the operational outcome you need. Where drawings do not exist, our engineers survey the site and propose a topology first, so the quotation describes an engineered solution rather than a list of products.
